Every North Shore project, organized by where it is in the cycle

New developments move through a predictable lifecycle: planning and application, coming soon, now selling, and completed. The right time to engage depends on what you are looking for. Early registration secures preview access and first pick of floorplans. Late-stage projects often carry the strongest developer incentives. Completed buildings offer certainty: you can walk the actual home before you buy.

Where New Homes Are Being Built

North Shore development areas

New home development on the North Shore concentrates in designated town centres and corridors. Knowing where the supply is coming gives buyers a clearer picture of selection, pricing dynamics, and what each pocket will feel like at completion.

Lower Lonsdale and Moodyville

The most active development area in the City of North Vancouver. Waterfront proximity, the Shipyards District, and the Spirit Trail anchor demand. Current and recent projects include The Trails, Morrison Walk, Innova, Peridot, and Founders Block. Townhome and mid-rise condo supply dominates.

Central Lonsdale

The densifying spine of the city. Concrete towers and boutique woodframe buildings along the Lonsdale corridor, with hospital, schools, and shopping in walking distance. Current and recent projects include Elle, Lennox on Lonsdale, One20, East 16th by Adera, and Millennium Central Lonsdale.

Lions Gate Village and Marine Drive

The District of North Vancouver town centre at the foot of the Capilano River, plus the evolving Marine Drive corridor. Current and recent projects include Emerald, Holland Row, Rove, and Arterra. Strong appeal for buyers wanting bridge access to Vancouver and Park Royal.

Lynn Valley and Lynn Creek Town Centres

Master planned family communities at the base of the mountains. Mosaic multi-phase community at Lynn, including Towns at Lynn and Trailside at Lynn, leads Lynn Valley supply, while Lynn Creek continues to add condo and townhome density near the Phibbs Exchange transit hub.

Maplewood, Seymour, and Roche Point

The eastern District growth area. Seymour Village and Lupine Walk anchor Roche Point, while Eastwoods by Anthem and the broader Maplewood plan continue to build out family oriented townhome supply with quick access to Deep Cove and Mount Seymour.

Edgemont Village and West Vancouver

Boutique infill in two of the North Shore most established markets. The Edgemont Collection and The Magnolia bring rare townhome product to Edgemont Village, while projects like Weston Place in Dundarave serve the West Vancouver downsizer market.

The Wallace Green Presale Advantage

What a development analyst background changes for buyers

Most agents who help with presales register clients at the sales centre and collect a referral. Scott and Carson built pricing models, release strategies, and absorption analyses for developers before they ever represented a buyer. That changes what they see when they walk into a presentation centre with you.

01

Floorplate value, not floorplan marketing

Developers price floorplates with intent: some homes are priced to move, others carry the margin. Knowing how that pricing logic works means identifying which units on a release represent genuine relative value, before the sales team steers the conversation.

02

Deposit structure analysis

A 5 percent deposit structure and a 20 percent structure are very different financial commitments over a three year build. We walk through what the schedule actually requires of your capital, and what it signals about how the developer is positioned.

03

Contract terms that matter later

Assignment rights, extension clauses, completion windows, and GST treatment all sit in the disclosure statement. We flag the terms that affect your flexibility and your final cost, and recommend independent legal review before you sign.

04

Independent advice, developer relationships

We maintain working relationships with every major North Shore developer while representing your interests exclusively. You get early access and inside knowledge of release timing, with advice that does not depend on any one project selling.

Presale Questions

North Vancouver presale FAQ

What is a presale and how does it work in BC?

A presale is the purchase of a home before construction is complete, directly from the developer. In BC, presales are governed by the Real Estate Development Marketing Act, which requires developers to provide a disclosure statement and gives buyers a seven day rescission period after signing. You pay a deposit, typically in staged installments, and complete the purchase when the home is finished, which can be one to four years later.

Why register through a REALTOR® instead of going directly to the developer?

It costs you nothing: the developer pays buyer agent compensation, and pricing is the same either way. The difference is representation. The sales centre team works for the developer. An independent agent reviews the disclosure statement, deposit structure, and unit pricing on your behalf, and can compare the project against every other option on the North Shore rather than selling one building.

How much deposit do I need for a North Vancouver presale?

Deposit structures vary by project, typically ranging from 5 percent to 20 percent of the purchase price, paid in installments over the construction period. Some North Shore projects have recently offered reduced deposit programs to attract buyers. The structure is set by the developer and outlined in the disclosure statement: we review it with you before you commit.

Do I pay GST on a presale or new home?

Yes. New homes in BC are subject to 5 percent GST on the purchase price. A partial GST rebate may be available depending on the purchase price and whether the home will be your primary residence. GST treatment should be confirmed with your accountant or lawyer, as the rules and thresholds can change.

Can I sell my presale contract before the building completes?

This is called an assignment, and it depends on your contract. Most developer agreements require written consent and charge an assignment fee, commonly 1 to 3 percent of the original purchase price. Some restrict assignments until the project is substantially sold. Assignment profits also carry specific tax treatment in BC. If assignment flexibility matters to you, it is a term we examine before you sign, not after.

What happens if the developer delays or cancels the project?

Disclosure statements include estimated completion dates and outside dates by which the developer must complete. If a project is cancelled, deposits held in trust are returned to buyers. Delays within the permitted window are common and do not entitle a buyer to walk away. Understanding the completion window in your specific contract is part of our review.

Are presales a good option for first time buyers in North Vancouver?

They can be. The staged deposit gives first time buyers time to continue saving while the home is built, and new homes carry the 2-5-10 year warranty. The trade offs are completion risk, the wait, and the need to qualify for a mortgage at completion rather than today. Whether a presale or a resale home fits better depends on your timeline, savings, and risk tolerance, which is exactly the conversation to have before registering at any sales centre.

Which North Vancouver neighbourhoods have the most new development?

Lower Lonsdale and Moodyville lead the City of North Vancouver, with Central Lonsdale adding concrete tower and boutique woodframe supply along the corridor. In the District, development concentrates in the designated town centres: Lions Gate Village, Lynn Valley, Lynn Creek, and Maplewood, plus boutique infill in Edgemont Village. Each pocket attracts a different buyer profile and price point.

How do I find out about new North Shore presales before they launch?

Register with our team once and you receive priority updates across every active and upcoming North Shore project: preview invitations, floorplan releases, pricing, and incentive announcements. We track projects from the rezoning application stage, so our registrants typically hear about new opportunities months before public marketing begins.
