So many presales out there, how do I keep track of all my options?

Market overview//
After a historically slow 2019, the North Vancouver presale market witnessed an uptick in activity (albeit a far cry from the crazy highs of the years past) to a more normalized level. Looking forward, its still too early to tell how Covid-19 will impact the market later in 2020. Early indicators over the first few months of our new normal have seen extremely low inventory and sales figures in comparison to last spring, signaling that we might see some pent-up buyers ready to activate. We suspect developers throughout Greater Vancouver will cautiously re-open sales centres by appointment or push new project launches to later this year or 2021 due to safety and showing restrictions.
New to market//
The latest offering to hit the market in North Vancouver was West Third by Anthem Properties in late 2019. Located in Lower Lonsdale on the corner or West 3rd and Chesterfield, the project has been extremely well received due to its prime location, move-in ready timeline, views south and north and its very high level of luxury finishes. There were 3 other townhome projects to launch sales in the final quarter of 2019. The two located in the Moodyville/Queensbury area include Founders Block North by Anthem Properties and Toppen Ridge by Formworks, while Aquilini launched a new parkside townhome phase in Seymour Village in Ravenwoods.On market options//
view now selling options hereIf you’re looking for new concrete presale product, there are a number of options to compare. Starting with West Third which was previously touched on.
Other options include Hunter by Intergulf, a two-tower community nestled into the Lynn Creek Town Centre overlooking the park and adjacent to the creek. Moving west, Park West by Keltic has been selling since 2018 but still has a good selection of homes remaining. This luxury development is in the Lions Gate Village Town Centre on the border of North & West Vancouver with many of the units offering stunning city/water views south and mountain views north.
As for woodframe options, Crest by Adera which is ideally located in Central Lonsdale just off of Victoria Park still has a handful of inventory remaining. A very reputable builder in the area with a prime location made this a very popular project from the sales launch.
Some others to highlight would include a couple of similar stacked townhome offerings in Lions Gate Village, Ebb & Flow and Belle Isle. These developments offer a home a wide range of units from smaller ground level condo one level homes to large multi level townhome with rooftop patios.
Further West, the Moodyville neighbourhood has a multiple opportunities to consider. Starting with Founders Block North which offers a mix of 3 and 4 bedroom townhomes with many including a lock off live work suite or mortgage helper.
Evolve 35 is another townhome option with lock off options in the area while The Morrison, nearing completion and Toppen Ridge are a few of the areas other options to watch out for.
Looking east, you can find a few more townhome developments including Continuum by Brody located in the Lynn Creek neighbourhood and 27North along Mount Seymour Parkway. Finally, in Ravenwoods in Seymour Village Hilltop, which has another phase of townhomes available for sale.

Townhomes
Founders Block South– Sister project to the North, expect this Moodyville project to hit the market in the first half of the year. They will be selling from completed move-in ready product. A slightly higher interior finish than Founder’s North, expect a slightly higher end price as well.The Trails (future phase)– Also located in Moodyville, an excited condo and townhome community by Wall financial.
Morrison on the Park– The second phase is located adjacent to the newly opened Moodyville Park. Expect a mix of 2 and 3 bedroom townhomes including many with rooftop patios and city views
Holland Row by PC Urban– Very excited new riverside community in Lions Gate Village is anticipated this spring 2020! Located along the Capilano River.
Maplewood West– Another exciting townhome community coming soon by Anthem Properties, this one located in the Seymour area.
Condos
The Sentinel by Denna- Although technically West Vancouver, this luxury new development is located in Lions Gate Village a block west of Park West. Expect a very high level offering with some unbelievable viewsParkside at Lynn– Mosaic homes is bringing this excited new community to Lynn Valley. Located just south of the town Centre, this development is located adjacent to Kirkstone park
Harbourside Waterfront– Probably the most prized piece of real estate left on the North Shore and we cant count the number of times we get asked about this site! Expect a luxury waterfront community transforming the entire Harbourside/Automall district with close proximity to lower Lonsdale.
Apex at Seylynn– The final tower in the masterplan community by Denna Homes. Located in Lynn Creek town centre, this will be the tallest tower in the community
Crescentview– Looking for new product in Edgemont Village? This boutique, luxury development in located in the heart of the village.
